COURTYARD LANDSCAPING AND DOOR SIGNS TO BEGIN (16 NOV 2015)
The new courtyard garden planters will be arriving in the next 1-2 weeks and will be installed to create a new greener and more inviting courtyard at Rivoli. Also starting the week 16 November will be the installation of new door and wayfinding signage around the property to provide a crisp modern finishing touch on top of the recently finished paintwork.

PAINTING UPDATE (30 June 2015)
Painting and balcony works are proceeding well at Rivoli Gardens. The scaffold that is currently up in the courtyard will be taken down on Wednesday 1 July and then all the faces of the building facing the courtyard will be finished (except the surfacing of the public walkways on the front building which will happen at the very end of the works). The next face to be done is the rear face (facing the park) and Mattioli estimate they will move to the final face (Camberwell Rd frontage) in early August (weather permitting). Most of the inside corridors have been painted (except near the lift wells) and most doors have been done too. There is another door painting day on Saturday 11 July for those whose doors have not yet been painted.

LET THE PAINTING BEGIN... 13 MARCH 2015
The Owners Corporation Committee is very pleased to advise you that the recent Special Resolution received 57 “yes” votes (65.5%), and
only 3 “no” votes (3.5%). The remainder of Owners did not vote. As more than 50% of owners voted “yes” we therefore have an interim
decision that will become final in 28 days. Thank you to everyone who voted!
As previously advised, Mattioli, a large commercial painting firm, has been engaged to undertake the necessary repair and painting work.
They have commenced work in recent days, starting with the balustrades facing the courtyard.
Please note that while work is underway there will be wet paint in and around the buildings. The affected areas will be signed, but please take special care, particularly of children, around the work areas.
More advice will be provided about the proposed schedule of works as soon as this is available.
The painting of the building is the next stage in upgrading the look of Rivoli Gardens. This will be followed by courtyard landscaping and
planting.
UPCOMING AGM - TUESDAY 25 NOVEMBER 2014
The annual general meeting for Rivoli Gardens will be held on Tuesday 25 November 2014 at Engine Property Group offices. With the courtyard tiling works now complete we are enthusiastic to commence Stage 2 of our works. We intend to repair damaged balconies and balustrades throughout the building to remedy their current poor condition and provide a more contemporary aesthetic. We anticipate that these works will commence in the coming quarter. To complete the rejuvenation of Rivoli Gardens we then intend to repaint the inside and outside of the building.
Please note: It is essential that you send in your proxy if you won’t be attending the meeting to ensure we have your mandate to proceed with the proposed works. These will result in a very good looking building hopefully by the next AGM in late 2015.

COURTYARD WORKS (21 NOVEMBER 2014)
Finishing touches of the courtyards works are currently taking place and should be finalized over the next week.
COURTYARD WORKS - END WEEK 19 (17 OCTOBER 2014)
Progress has been good over recent weeks, with better weather allowing tiling works to near completion on the available areas. The large Stage 2 area (in front of apartments 1 to 4) is expected to be completed, cleaned, and handed back to residents next week. The remaining area of the courtyard (outside the bin room and around the rear of the building), is scheduled to have screed laid this Friday, with the upper waterproof membrane laid early next week followed by tiling. Retiling of the mail lobby and front stairs will commence next week, and we ask for residents’ patience as this work will unavoidably affect access for a short time. Please be assured that the Owners Corporation Committee is working closely with Nash to ensure any access restrictions are kept to a minimum, and that adequate alternative access will be available at all times. The final stage of work will be the waterproofing/resurfacing of the bin room, which will take place once the mail lobby is nearing completion.

The next stage of screed has now been laid, including the tricky area between the mail box foyer and the lift lobby. Thank you to all residents for adapting to the changed access arrangements while this work was undertaken. The detailing of the screed is now underway to enable the top layer of waterproof coating to be applied when the screed is totally dry (estimated to be mid next week). Following the application of this waterproof layer tiling of this area can commence. The rear private terraces (Stage 1 of the works) are about to be handed back to residents, and it should not be long before the Stage 2 works (up to the foyer) are also finalised and handed back to residents.

Great progress was made during the fine weather last week with all prepared areas now tiled, and waterproof membrane laid on most of Stage 3. The jackhammering work is now complete! The private balcony areas around the rear of the buildings will be handed back over to residents in the near future following the final detailing of the edge of the work and finalisation of all grouting etc. Unfortunately progress this week is expected to be slow as rain is forecast for several days and the site has to dry out before more membrane or grout can be placed. Two more core samples were taken of the slab (in the Stage 3 area) and this confirmed that there are no structural issues with the slab. This is excellent news. Thanks to residents for their cooperation while the works continue.

Particularly now that work is underway in the narrower section of courtyard, residents are asked to take extra care while walking through the work areas.

Tiling work is nearing completion on Stage 1 (which is around the back of the building on the private courtyards and not visible from the main courtyard) and work is continuing on Stage 2, where demolition is 95% complete and 50% of the area has had the bottom membrane, screed and top membrane applied. Next week we hope to have the bottom membrane and screed 90% complete on Stage 2 so that tiling can commence on this Stage the following week. Some demolition has commenced on Stage 3, around the back near the emergency stairs. Progress is weather dependent. We ask all residents to stay out of the works area and to remain cautious around work activity and machinery.
We understand that some residents were without water for a period on Friday. This was due to workers nicking a water pipe that was not readily visible. A temporary fix has been made to provide water over the weekend and the permanent repair will be completed next week.
An inspection this morning has confirmed that all water in the centre of the car park has come through yet to be completed work areas. All areas that have been waterproofed already have remained dry.

The west stairwell should only be used in an emergency. For normal egress, please use the lift, centre stairs or eastern rear stairs. Also please be aware of the demolition activity and machinery within the courtyard.

The new tiles have been delivered and these pallets are spread around the courtyard. Last week was wet and rainy but the new waterproof membrane in stage 1 was successfully applied (see photos) in readiness for the new screed and tile to go down this week. Works to remove existing tile and screed will commence this week in Stage 2 (western courtyard area) - this will be a noisy activity and we ask for your patience during this time. We remind all tenants to remain cautious when traversing the courtyard as workmen and machinery are moving constantly between stage 1/2 and the side gate near the bin room.

By Monday 1st June 2014 we require all ground floor apartments with a private terrace in the courtyard to have removed all their pot plants, furniture and other non-fixed items from their private terraces.

COMMENCEMENT OF COURTYARD WATERPROOFING AND TILING IN EARLY JUNE (20 April 2014)
As agreed by all owners at recent Annual General Meetings and Special General Meetings, the Owners Corporation, through their Committee, has organised the repair of the Courtyard (both public and private areas)so as to end the water leaks into the Garage .
This project has been thoroughly reviewed by a number of construction experts and the Committee has done its best to ensure that the works are done in the best, most efficient, safest and least disruptive way possible.
Nash Construction Management Pty Ltd have been appointed to undertake the works and the contract has been signed. All funds have been collected to pay for these works.
The grey non-porous, non-slip porcelain tiles have been ordered and will be delivered to site in June 2014 when the demolition of the existing courtyard will commence.
The courtyard retiling works will consist of the:
· Removal of courtyard tiles, screed and membrane back to the base concrete slab.
· Slab cleaning & application of a new waterproof membrane.
· Retiling the common property courtyard and ground floor private terrace areas.
The courtyard works will be split into four staged areas(east, middle, west and foyer sections), - each are expected to last 4-5 weeks, assuming the works are straightforward. Special access to ground floor apartments will be arranged for apartments affected during each stage.
Private terraces pot-plant and equipment removal requirements
By the 1st June 2014 we require all ground floor apartments with a private terrace in the courtyard to have removed all their pot plants, furniture and other non-fixed items from their private terraces. No provisions are available on site to store your plants and furniture. You will need to make off-site storage arrangement but the relevant residents can discuss possibilities with the Manager.
Any equipment left on the private courtyards after 01 June 2014 will be removed by the Contractor ,as part of the demolition works,with the exception of air conditioner units which will be documented, disconnected, stored, and then reinstalled after the tiling works are complete.

Courtyard upgrade works (28-Mar-14)
The common and private courtyard areas at Rivoli Gardens are scheduled for renovation. The planning for this project has been several years in the making and was approved to proceed at a special general meeting mid 2013. The funding for this project is now 100% complete and works can commence.
The contract has been awarded to Nash Project Managers after a comprehensive tender process. The works will cost in the order of $500,000, with work slated to commence in June 2014 and lasting up to 4 months.
This work will involve removing existing tiles. The underlying screed and waterproofing layer will be replaced with a heavy-duty waterproofing layer, new screed, and new tougher non-slip tiles.
Residents will be informed when works are commencing and every effort will be made to minimise inconvenience caused by them. Residents with private courtyards on the ground floor will be required to remove their non-fixed possessions, such as plants, chairs and tables, while retiling is being carried out. Private courtyard owners will be notified specifically when work will start on their properties.

Recent improvements at Rivoli (15-Feb-14)
A busy start to the year has seen the following changes to improve life at Rivoli:
- A new lift maintenance company has been appointed. They have already undertaken some much needed work to improve lift reliability and quietness.
- A new fire service company has been appointed to more proactively monitor our fire systems and ensure the equipment is in good repair and not trigger false alarms.
- A new waste disposal company has been appointed. We have new bins and the company's more diligent visiting schedule should ensure the bins don't overflow.
- The hot water service in the bin room was repaired allowing the cleaners to regularly wash the room with hot water and keep the room sanitized.
- The swipe system for access to the building via the foyer has been upgraded to allow for needed growth.
Planning for painting Rivoli in 2015 (08-Jan-14)
The painting of the external and internal facades is the next major work under consideration by the Owners Corporation Committee. Proposals from several Melbourne based design architects are currently being evaluated. Recommendations will be put forward to owners later this calendar year, with a view to commence work in 2015.
