Utilities and services
Gas
Gas is connected to all apartments. There are no individual gas meters and therefore no need to contact a gas company to arrange supply. The owner corporation pays for all gas usage.
Electricity
Electricity is metered per apartment and can be arranged through your preferred supplier.
Electrical Power Failure
Each apartment has a fuse box located within the apartment and an additional master fuse is located in the front or back building.
In the back building there is an electrical cupboard on each floor, next to the lifts. In the front building it is in the electrical services room in the north west corner of the garage.
A key for the electrical cupboards is available on premise. To access the the key please contact Engine during business hours and quote Rivoli Gardens, 102 Camberwell Rd.
Water
Water is delivered by Yarra Valley Water. Contact them to update your billing details as required. In the back building, water meters are located in cupboards on each floor next to the east and west emergency stairwells. In the front building water meters are located in the metal column next to the front doors.
Telephone and internet
Phone points are installed in all apartments. Contact your preferred supplier for a landline telephone connection and/or ADSL2+ internet services. NBN is connected to the building but residents should contact their own ISP to enable connection to their apartment.
Hot water system
Each apartment has an electric hot water service located in a cupboard within your apartment.
Common Property Faults or Problems
For problems relating to Common Property such as lifts and garage doors, or anything else external to you apartment please contact Engine.
Waste
Rubbish collection occurs twice a week. Two types of bins are located in the Bin Room (north east corner) - Recycle (yellow bins) and General Waste (red bins).
To keep the bin room tidy we ask that you:
Air conditioning
Some apartments have air conditioning units installed by the owners. Condensers are located on the apartment balcony. All equipment, and its regular maintenance and servicing, is the responsibility of individual lot owners.
Newspapers
If you request newspapers to be delivered to the premise, they are dropped at the doors to the foyer (front of building). Please collect your newspaper promptly.
Window cleaning
Inaccessible external glass windows on the property are cleaned annually by contractors under harness as part of the building maintenance plan. Balcony or private courtyard accessible window cleaning is the responsibility of the resident.
Rivoli Gardens Imperial Toilets Outlet Valve Replacement
A Resident has kindly suggested how other DIY residents can repair the valves on the toilet cisterns that were originally installed at Rivoli Gardens.
The original toilets installed at Rivoli Gardens are Imperial Toilets. These toilet cisterns are susceptible to damage to the arm joining the button to the outlet valve. It is now very difficult to get Imperial parts for these toilets.
A solution that is both inexpensive and suitable for the home handyperson is as follows. This involves replacing the whole outlet valve and button assembly.
1 .. From Bunnings, purchase a ‘Fluidmaster Toilet Cistern Dual Flush Valve #560AU02’. This kit contains both a replacement outlet valve and a new button. In Feb 2016 the kit cost $41.60.
Tools required (based on experience in one flat) ..
Thin blade (preferably serrated) knife .. to cut silicone joining cistern to tiled wall behind.
Adjustable spanner .. to undo inlet nut (approx 1” wide nut) on water pipe.
Wide gap pliers (or hammer and slot head screwdriver as alternative) .. to undo original outlet valve cistern nut. (this is a 2” plastic nut)
Pliers .. MAY be needed to undo wingnuts under cistern if they are tight
Hacksaw or other fine blade saw .. to cut new button arms to size. These are plastic and easy to cut.
Process ..
In general terms, the process involves detaching the cistern from the toilet base, removing the old outlet valve from the cistern, installing the new outlet valve and button, replacing the cistern on the base.
Detaching cistern..
Turn off water to the cistern, and then flush toilet (the cistern should then be empty)
Remove cistern top .. put aside
Using the thin blade knife locate silicone used to ‘glue’ rear of cistern to tiled wall. The silicone is probably in two patches, one on each side of the cistern. Cut through the silicone so that the cistern is no longer attached to the tiles.
Undo the 2 wing nuts under the cistern (pliers may be needed)
Undo the top nut on the water inlet pipe (use adjustable spanner)
It should now be possible to lift the cistern from the toilet base.
Clean up any water that may have spilled
Removing the Old Outlet valve..
Using wide gap pliers, or tapping at an angle with hammer and screwdriver, unscrew larger plastic nut holding old outlet valve.
Remove old outlet valve from cistern
Clean area around outlet hole
Gently prise off the rubber seal from toilet base .. the cistern outlet valve originally sat on this seal.
Installing the new outlet valve and button
Refer to the instructions that come with the kit. You should only need to shorten the button threads. No other adjustments appeared to be necessary, though this may vary from cistern to cistern.
Tips..
Do not overtighten the new outlet valve plastic nut. Firm hand tight should be enough.
Place the old rubber seal (from base of toilet) back over the new outlet pipe before placing the cistern back on the toilet.
Replacing the cistern..
You could re silicone the back of the cistern to the tiles, though this is optional. I would not bother in case of leaks etc.
Locate the cistern back onto the toilet base. The cistern should not be sitting higher than previously. If it does then push the rubber seal further up the outlet pipe and relocate.
Reattach water pipe and wing nuts.
Turn water on
Check for leaks
Retighten and/or adjust as necessary
Test flush

- put waste only in the bins provided, taking care not to overfill them.
- crush or flatten all cartons/boxes to save bin space and collection costs.
- assist the recycling process by tipping recyclables loose into the Recycle bin. Do not leave them in plastic bags used to carry the items from your apartment.
- don't put hard rubbish, trade materials or garden waste in the bins. Please make this requirement known to your contractors.
- don't dispose of furniture or other non household items in the bin room. Please contact City of Boroondara to arrange hard waste collection, or take the rubbish to the nearby Boroondara Transfer Station on Riversdale Road.
- If you employ a cleaner, please ensure they also follow these principles.
